Throughout the asset life cycle, Dawson’s unique approach is to operate from a customized business plan for the asset, utilizing benchmarks and metrics from comparable assets, applying industry standards, employing standard as well as proprietary tools and criteria. The objective of the business plan is to evaluate the current performance and identify opportunities for performance enhancement across multiple criteria.

Dawson has built its real estate solutions practice around a business planning approach that is relatively commonplace across most industries, but rarely used in the real estate community. Under Dawson’s technical leadership, the Company approaches each assignment with a keen focus on the entire lifecycle of the asset, the objectives of the investors and the market realities of its surroundings.

The business planning process begins with a thorough assessment of the asset’s physical condition, historical and projected financial performance and the market needs of the surrounding area. From there, Dawson compiles a “Statement of Opportunity” (or “SOO”) that outlines the optimal results for the asset in its current lifecycle phase.

Introduction to the Dawson Dashboard:

After the business planning process, when the project is in execution mode, the Company will utilize Dawson’s proprietary and customized “Dashboard” methodology and tools. The Dashboard is a software solution that links information across databases and provides management with real time data on the progress of the project or performance of the asset versus the objectives laid out in the business plan.

The Dashboard also allows management to, on an ad-hoc basis, experiment with changing the different parameters of the project and receive answers to “what if” scenario analysis questions. It allows owners to answer questions from institutional investors about the performance of an asset and communicate information in a variety of ways, including on an iPad or similar device.
